A most spectacular house which even comes with its own look-out. This stunning property overlooks the marsh across to the beach and sea at Brancaster.
The Experience
For many, there’s something wonderfully calming about the unspoilt North Norfolk coast, Appletree Barn is located right on the Norfolk coastal path and takes full advantage of its commanding position.
Designed as a holiday home by Col Jack Lesley and his wife, Margo, back in 1925, it was originally known as Appletree Cottage.
After the Second World War the house became their permanent residence and they took time to landscape the beautiful south facing gardens into what at the time was described as ‘a Riviera garden in Norfolk’.
The folly which is now known as Appletree Barn was previously used as an elaborate party and entertaining room as an annexe to the neighbouring main house, Appletree House.
Although its party days are over, the property now offers four fantastic bedrooms on the ground floor, two of which have en-suite bathrooms and a stunning upstairs living area including an open plan kitchen with large dormer window offering spectacular views across the salt marshes towards the beach and beyond.
In addition, there is a fabulous look-out tower which provides the most incredible views out to sea.
The grounds are beautiful front to the back and front of the property and exclusively for the use of Appletree Barn.

Our second visit to this lovely property, a real home from home. Very comfortable with woodworking stove and lots of books and artwork to enjoy. Great location close to beautiful beaches and small towns of North Norfolk coast. We had a very relaxing stay with everything we needed.

One of North Norfolk’s most sought-after coastal villages, Brancaster in set on the North Norfolk coast with its heritage coastline and fine sandy beaches in an Area of Outstanding Natural Beauty.
Four miles from trendy, chic Burnham Market – it caters for almost everything you could wish for, from the challenging links of the Royal West Norfolk Golf Club where you might bump into members of the young Royal set, to family sailing at nearby Brancaster Staithe and good pub grub at The Ship Hotel.
There is fine dining at Titchwell village at Titchwell Manor and the White Horse in Brancaster Staithe.
