This luxurious lakeside lodge benefits from a stunning architecturally designed extension incorporating large areas of glass allowing you to enjoy the panoramic views of the lake, Barton Fell and Haling Fell from numerous levels within the house.

Set out over three floors you enter via the large entrance porch with an outside storage room for bikes and/or boot room. From the large entrance hall is a shower room and a staircase to the first floor.

The solid oak staircase leads to a glass and oak mezzanine landing providing views over the garden and lake.

The landing hall flows into a large light contemporary open plan living area offering a large wooden floor kitchen with wooden work top and a double ceramic sink.

The central island provides breakfast bar seating which is perfectly positioned to take advantage of the stunning views from the living area whilst you cook or entertain.

To the front of the kitchen is a large living area with double ceiling windows, seating and dining for up to 8 guests and a door out to the balcony patio.

There is also a wood burning stove and television and from the kitchen an external door provides access to the car parking area via an external staircase.

The first floor has three double bedrooms (two x 6′ zip and link beds which can be made into singles on request and one 5′ double bed) and an oval shaped bathroom with double shower bath and double sinks. One bedroom comprises a wood beam vaulted ceiling, wood burning stove, television and superb views from the bed over Lake Ullswater.

The generous landing space leads to the master suite with 6′ bed. The large mezzanine master suite takes advantage of the light and views with full floor to ceiling windows, through which you can access a sofa and study area on the mezzanine balcony over the living space below.

The walk in wardrobe leads to a contemporary en-suite bathroom with free standing bath and shower.

Separate room with single bed suitable for children wishing to be close to parents making this room perfect for families. The room has vaulted eaves with wooden beams and velux windows.

Through this you can access a games/TV room with sofa and velux windows.

Outside: Access is via a gated entrance onto a tarmaced drive with parking for up to 5 cars and hard standing for boats. The flagged patio leads to a large lawn which extends down to the private lake shore and small jetty.
